BENNET SAMWAYS are delighted to offer for sale this extended and individual detached 4 bedroom country home which has a barn conversion feel, particularly on the first floor. Situated in the highly sought-after village of Marston Montgomery within the Derbyshire Dales. The gross internal area is 2,450sq.ft. Having glorious west facing views, impressive large garden and adjoining orchard with a total of 0.82 acres. Formerly a bungalow, which has been extended into the loft space to create this lovely family home.

Interior - Stepping into the property via the storm porch into the reception hall, you are greeted with a sense of space. The kitchen has been fitted to a high standard with a range of base and wall mounted units with worktops over, a central island providing an excellent breakfast bar. There are Integrated appliances which include electric hob, extractor fan, double electric oven, dishwasher, fridge/freezer and a Esse oil fired range cooker independent of the oil central heating. There is a door off to a useful boot room, utility room and rear porch.
The dining/family room has a fireplace with multi fuel stove and French doors to enable the lucky buyer to soak up the views over the garden. A particular feature of the ground floor is this wonderful sized L-shaped sitting room with Inglenook brick fireplace with multi fuel stove. An additional study which could also be used as a fifth bedroom, if required.
On the first floor you get a real feeling of a barn conversion with exposed beams and skylights. The master bedroom is large with a walk-in wardrobe and re-fitted ensuite shower room with under floor heating. Bedroom two is positioned well on the rear, fully absorbing the views. There are two further bedrooms and a fitted bathroom with under floor heating.

Exterior - Located opposite the church there is a secluded gated entrance leading to large driveway and turning area. Gated access to the sides and a double garage. To the side is an enclosed south facing garden with lawns and plant borders. The main garden is large and mainly with lawns. An impressive, paved patio runs along the rear of the property soaking up the breath-taking westerly views. There are further established plant borders and an enclosed vegetable garden surrounded by immaculately groomed beech hedging. The gate beyond opens onto the orchard with a range of different fruit trees.

Locality - a beautiful quaint village in a quiet corner of the Derbyshire Dales, located 7 miles from Ashbourne and 15 miles from Derby. Also convenient for A50/ M6/ M1 Commuting Network.Within the village there is Marston Montgomery Primary School, village hall, a pub in the heart of the village known as ‘The Crown Inn’ and the Church of Saint Giles dates back to Norman times, but was heavily restored during the 19th century. There is lovely selection of varying styles of architecture surrounded by glorious countryside. Within a few miles there are excellent private schools with Abbotsholme School, Denstone College and the JCB Academy. Marston Montgomery is also within the catchment area of Queen Elizabeth Grammar School (QEGS) in Ashbourne. Golf is available in Ashbourne and Uttoxeter - the new Championship standard JCB Golf Course is close by, as is the Uttoxeter Race Course. As well as the world famous Peak District just around the corner.

Owner's perspective - Moving to Marston Montgomery over 30 years ago gave us the opportunity to bring up our children in a safe environment with easy access to the surrounding countryside for walking and cycling. Marston Montgomery was an ideal base for work as there are two motorways (M1 and M6) within a 30 minute drive, three railway stations (Derby, Burton and Stoke) within a 16 mile drive and three airports within an hour’s drive (Birmingham, Manchester and East Midlands). We have loved living at Highcroft, with its productive orchard and vegetable plot and stunning views. We see an abundance of wildlife in the garden and nothing can beat a cool glass of wine on the patio on a warm evening as we watch the sun go down.
