The kitchen has been fitted with a range of base and wall mounted units and worktops. There is a Range cooker, plumbing for washing machine and space for fridge/freezer. An inset original stove oven with stone lintel. There is also a clever use of an alcove where the current owner has created an ideal space for occasional work from home or children's homework. The dining room has a fireplace with stone lintel and hearth with an open fire for those cosy winter nights. Stairs lead to the first floor accommodation and access is provided to the master bedroom and glazed sitting room. The sitting room features a glass vaulted ceiling, matching tiled floor leading back into the dining room and a log burning stove. This room has a great view of the rear garden. The master bedroom has feature windows, ample fitted wardrobes and even a hidden sunken bath!
On the first floor, there are two separate bedrooms and a fitted bathroom.
Exterior - At the side of the property is a decorative stone driveway for three vehicles. There is gated access to the spacious rear garden which is secluded and private surrounded with mature trees. It is mainly laid to lawn and there is a culvert fed from the recently restored Burley Brook. There is a large outbuilding with veranda which provides useful storage. A paved patio creates an ideal outside entertaining area, with further paved patio to the side, and an original stone thrall creating a casual seating area.
Locality - Burley Hill is located just outside the parish of Allestree – a highly regarded outer suburb of the city of Derby and close to the villages of Duffield and Quarndon. Blessed with a village feel community balanced with easy access to city life. There’s a plethora of local shops and amenities including Park Farm Shopping Centre, which has a superb collection of shops. Fabulous walks and family fun can be found in the trio of local parks - Allestree, Darley & Marketon which gain over 1 million visitors a year. With the nearby train station in Duffield and located on the A6 into Derby this property is ideal for commuting.
Owner's perspective – It has been a privilege to raise our family in this house, one of two former lodges to Allestree Hall built the best part of 200 years ago. We have great shared living space and especially love the glass in the sitting room, which gives a calming sense of being close to nature - from watching squirrels in the trees during the day, bats at dusk or star gazing at night. There is also nothing better than seeing the rain pour down from above whilst watching flames dance and the warmth of the log burner. With a large, tree lined garden there is plenty of room for play and entertaining – we have celebrated many birthdays inside and out over the years. Stepping out of our arched door you are immediately in Allestree Park perfect for dog walking, taking a run or exploring the lake and woods. Scaling the hills is worth the effort for the great views across Derby and the Derwent valley; but even more enjoyable when the snow comes and it’s time to sledge.
We are in the Ecclesbourne catchment area however there is a wide choice of good, local primary & secondary schools from this location. With close access to public transport and the main routes linked via A6, A38, A52 & A50 commuting for work or taking a road trip couldn’t be easier. The house was bought with the intention to, one day, proceed with the planning the previous owners had granted for 2 further bedrooms and a bathroom, but circumstances changed. Owning a listed building, a part of history is an honor. This is a reluctant sale and we hope that the next custodians enjoy Burley Lodge as much as we have.
Agents notes - Council Tax: Derby City Council band C. Tenure: Freehold. Services: Mains water, mains electricity, mains drainage, mains gas and internet broadband connection.
Further notes: The property is Grade II* Listed and the trees will all have TPO's (Tree Preservation Order). The property is located on the A6 in between Duffield and Allestree and is situated in the conservation area of the World Heritage Site buffer zone for The Derwent Valley Mills.
