BENNET SAMWAYS are delighted to offer for sale this completely renovated four bedroom detached country home set on the outskirts of the highly sought after village of Marston Montgomery, with glorious countryside views, set on a 0.2 acre plot.

If you are looking for a tranquil village setting with beautiful views of the Weaver Hills to the rear and open countryside views to the front, then this could be the property for you. The current owners have renovated this home throughout, creating a stylish and contemporary property with eco friendly electric heat pump and underfloor heating to the ground floor and radiators to the first floor. A particular feature is the open plan sitting room and kitchen with multiple sliding doors maximising the views of the well-stocked garden and countryside beyond.

Interior - Entering the property via the oak framed porch into a breathtaking reception hall with vaulted ceiling. A majestic central staircase with sky lights leads off this impressive hallway. There is an understairs cupboard, fitted cloakroom and porcelain tiled flooring. The sitting room has a dining area which is 'L' shaped and opens into the fitted breakfast kitchen creating a truly open plan living space. There is a log burning stove, porcelain tiled flooring and sliding doors opening into the garden taking in those stunning views. The fitted kitchen is stylish with a range of high gloss base and wall mounted units with worktops. A central island with solid oak worktop. Integrated appliances include electric hob, extractor fan over and electric oven. There is space for a microwave, space for fridge/freezer, plumbing for dishwasher, and space for a further freezer. Further porcelain tiled flooring and sliding doors create an almost fully glazed rear aspect which soaks up the light, and views over the garden and countryside beyond. There is a fitted utility room with matching units and worktops with plumbing for a washing machine, space for a dryer, a lantern skylight, a stable door into the garden and door into the garage. Lastly, on the ground floor is a study/snug making an ideal working from home room or sitting room. On the first floor, you cannot help but notice a beautiful vaulted ceiling with skylights and the stairs splitting into two first floor areas. The master bedroom has a Juliet balcony and enjoys arguably the best views from the property. A walk in wardrobe and a fitted ensuite bathroom with shower. Three further double bedrooms all with countryside views and a fitted bathroom with separate shower cubicle and bath complete the upstairs.

Exterior - There are twin entrances to the decorative stone driveway providing ample parking. A fore garden with plant border including a mature Japanese Acer. Planting on the boundary edges creates privacy and an oak-framed carport situated at the side of the property provides ample space for car and further storage. The double garage has an electric door, power points and two lantern skylights creating natural light. For those electric car owners there is also an EV charging point. The rear garden is an impressive size with the countryside as its backdrop. Indian stone paved patio running the whole width of the property, providing a great place to eat and drink, soaking up the afternoon and evening sun with its westerly aspect. There is a good sized lawn area, display borders with mature shrubs and trees including rhododendrons and azaleas. The garden sheds are available by separate negotiation.

Locality - Marston Montgomery is a beautiful quaint village in a quiet corner of the Derbyshire Dales, located 7 miles from Ashbourne and 15 miles from Derby. Also convenient for A50/ M6/ M1 Commuting Network.Within the village there is Marston Montgomery Primary School, village hall, a pub in the heart of the village known as ‘The Crown Inn’ and the Church of Saint Giles dates back to Norman times, but was heavily restored during the 19th century. There is lovely selection of varying styles of architecture surrounded by glorious countryside. Within a few miles there are excellent private schools with Abbotsholme School, Denstone College and the JCB Academy. Marston Montgomery is also within the catchment area of Queen Elizabeth Grammar School (QEGS) in Ashbourne. Golf is available in Ashbourne and Uttoxeter - the new Championship standard JCB Golf Course is close by, as is the Uttoxeter Race Course. As well as the world famous Peak District just around the corner.

Owner's perspective - We thoroughly enjoyed bringing this house back to life, undertaking a full renovation project to convert it from two properties into one. Marston Montgomery is a great place to live, having all the services of both Uttoxeter and Ashbourne a short drive away. There are also plenty of local walks from the house for those who like to ramble. We moved here to be close to the Peak District National Park and have taken full advantage of all that it offers. The excellent access to the A50 makes this village an attractive location for both work and leisure. We will definitely miss the fantastic rear views from the house which extend over to the Weaver Hills, particularly impressive at sunset.

Agent's notes - Tenure: Freehold. Council Tax: Derbyshire Dales District Council band F. Services: Mains water, mains electricity, mains drainage, heating is via an electric heat pump and internet broadband connection.
