BENNET SAMWAYS are delighted to present to the market this stylish and tastefully presented 3 bedroom semi-detached house built by Radleigh Homes in 2016 which is within easy reach of rural walks and cycling towards Wyaston and Osmaston. The gross internal area is 850sq.ft.
Interior - The hallway has a fitted guest cloakroom and access to the spacious living room. A wooden effect flooring providing a practical hard wearing surface for any family with the stairs off to the first floor. The dining area enjoys a rear aspect overlooking the garden with French doors and opening into the fitted kitchen. The kitchen has a range of wall mounted grey coloured shaker units with complementary worktops. Integrated appliances include gas hob, extractor fan, electric oven, washing machine and space for fridge/freezer.
On the first floor there is landing with airing cupboard. The master bedroom is on the rear of the property complete with built in wardrobes and fitted ensuite shower room. Two further bedrooms, and a superb fitted bathroom.
Exterior - A low maintenance front garden with pathway to the front door and driveway to the side. There is a tradesman's gate leading into a decent sized rear garden. The rear garden is quite sociable with paved patio and additional decking area proving plenty of outdoor entertainment space with a lawn.
Locality - Ashbourne is an historic market town known as “The Gateway to the Peak District” due to its convenient location to the magnificent Peak District National Park. It is within easy access of the A50 (9 miles) which connects to the M1 & M6 motorway links. Famous for its annual Royal Shrovetide Football (dates back to 1667) which is played on Shrove Tuesday and Ash Wednesday. There is a great array of amenities and facilities within a thriving town centre, which offers a plethora of individual, mainly independent shops and cafes. Ashbourne has a popular golf course on the outskirts of the town, and has the highly sought after secondary school of Queen Elizabeth’s Grammar School (QEGs) which serves Ashbourne and the surrounding Derbyshire Dales villages. There is a bus station which helps connect Ashbourne to Derby and Uttoxeter with a number of regular services, and nearby train stations at Uttoxeter and Derby & Matlock.
Owner's perspective - We moved into Tutbury Hollow in 2016 as a new build and have enjoyed 6 happy years here. It’s a great location in the catchment area of many good primary and secondary schools. It’s a nice mix with a short walk into town and amenities as well as being minutes away from rural walks. Tutbury Hollow is quiet and has a nice community feel. We are selling due to upsizing.
Agent's notes - Tenure: Freehold. Council tax: Derbyshire Dales District Council band C. Services: Mains water, electricity, gas, drainage and current internet connection.
Further note: An annual green space charge of £225 for maintenance of the communal areas on the development.
