BENNET SAMWAYS are delighted to offer for sale this traditional three bedroom three storey end terraced house with driveway located within walking distance into the town centre. Offered with no chain. The gross internal area is 1,200sq.ft.

Interior - Entrance via main door leading into the small porch, which in turn opens into the main living room. The living room has a hand crafted bookshelf system, feature wooden fire surround with open fire, bay window and door leading into dining room. The dining room has an inset brick fireplace with space for fire. There is a staircase off to the first floor. An opening into a small quaint sunroom, which overlooks the garden has a door opening onto the rear garden. The kitchen has a range of a base and wall mounted units with worktops. Integrated appliances include a gas, hob, extractor fan, twin electric oven, space for fridge freezer and plumbing for dishwasher. A utility room with plumbing for washing machine, tiled flooring, door to the side garden and door into a fitted cloakroom with matching tiled floor.
On the first floor there is a gallery landing with access to the bedrooms and bathroom. The master bedroom is a good size with two windows overlooking the front elevation which creates a really impressive and light room. There's a good sized bedroom two and a family bathroom with white suite. Onto the second story, via its own staircase leading off to a bedroom which has its own ensuite shower room area and also a little seating area under the Velux window.

Exterior - To the front of the property is a block paved driveway - ideally for one vehicle. To the rear is a good sized, mainly paved rear garden, which would benefit from landscaping. There are some plant borders and a garden shed.

Locality - Ashbourne is a historic market town known as “The Gateway to the Peak District” due to its convenient location to the magnificent Peak District National Park. It is within easy access of the A50 (9 miles) which connects to the M1 & M6 motorway links. Famous for its annual Royal Shrovetide Football (dates back to 1667) which is played on Shrove Tuesday and Ash Wednesday. There is a great array of amenities and facilities within a thriving town centre, which offers a plethora of individual, mainly independent shops and cafes. Ashbourne has a popular golf course on the outskirts of the town, and has the highly sought after secondary school of Queen Elizabeth’s Grammar School (QEGs) which serves Ashbourne and the surrounding Derbyshire Dales villages. There is a bus station which helps connect Ashbourne to Derby and Uttoxeter with a number of regular services, and nearby train stations at Uttoxeter and Derby & Matlock.

Owner's perspective - I loved living close to town, it’s so nice not having to jump in the car every time you want something. I always thought the house was a bit like the Dr Who’s Tardis, it looks small on the outside but feel huge on the inside!

Agent's notes - Tenure: Freehold. Council Tax: Derbyshire Dales District Council band C. Services: Mains water, electricity, drainage, gas, and no current internet connection as its vacant possession.
