Within easy reach of rural walks and cycling towards Wyaston and Osmaston. The gross internal area is 800sq.ft.
Interior - The hallway has a fitted guest cloakroom and access to the spacious lounge/diner. A practical hard wearing surface for any family with the stairs off to the first floor. The lounge/diner area enjoys a rear aspect overlooking the garden with French doors and door leading into the fitted kitchen. The kitchen has a range of wall mounted grey coloured shaker units with complementary worktops. Integrated appliances include gas hob, extractor fan, electric oven, washing machine, dishwasher and fridge/freezer.
On the first floor there is landing with airing cupboard. The master bedroom is on the front of the property fitted with fitted ensuite shower room. Two further bedrooms, and a fitted contemporary family bathroom.
Exterior - A front garden with small lawn and plant border. A pathway to the front door and driveway to the side. There is a tradesman's gate leading into a decent sized rear garden. The rear garden has been landscaped and is a very sociable garden with paved patio and covered seating area proving plenty of outdoor entertainment space with an artificial low maintenance lawn.
Locality - Ashbourne is an historic market town known as “The Gateway to the Peak District” due to its convenient location to the magnificent Peak District National Park. It is within easy access of the A50 (9 miles) which connects to the M1 & M6 motorway links. Famous for its annual Royal Shrovetide Football (dates back to 1667) which is played on Shrove Tuesday and Ash Wednesday. There is a great array of amenities and facilities within a thriving town centre, which offers a plethora of individual, mainly independent shops and cafes. Ashbourne has a popular golf course on the outskirts of the town, and has the highly sought after secondary school of Queen Elizabeth’s Grammar School (QEGs) which serves Ashbourne and the surrounding Derbyshire Dales villages. There is a bus station which helps connect Ashbourne to Derby and Uttoxeter with a number of regular services, and nearby train stations at Uttoxeter and Derby & Matlock.
Owner's perspective - Having purchased this property as our first house, it soon became the perfect family home. The estate is quiet but has a friendly and approachable community who come together and have thrown several community events over the years to not only celebrate special occasions but to support charities as well as each other.
The location as a whole is great, with bus stops just at the top of the estate and also Hilltop School just a few minute walk.
We have enjoyed every minute of living here and hope that who ever moves in next will enjoy it too.
