A fine example of a traditional two bedroom Victorian terraced house located near to the centre of the historic market town of Ashbourne. Views from the front towards St Oswalds Church and the town.

BENNET SAMWAYS are delighted to offer for sale this fine example of a traditional Victorian two bedroom terraced house located near to the centre of the historic market town of Ashbourne. Views from the front towards St Oswalds Church and the town. Adding a touch of class to this home is newly installed internal shutter blinds allowing instant privacy and in the summer opening them fully to let in the fresh air.

Interior - A cosy house awaits, with a hallway having the stairs off to the first floor accommodation and access to the ground floor rooms. The living room has a fireplace with electric fire. The kitchen is fitted with a range of base and wall mounted units with worktops - this overlooks the courtyard area. Integrated appliances include gas hob, electric oven and plumbing for a washing machine. There is a really useful walk in pantry creating ideal kitchen storage with room for a fridge/freezer.
On the first floor there is lovely galleried landing with two bedrooms, and a really generously proportioned shower room.

Exterior - To the front, there is space to park in front of the house, and adjacent to the hedge, opposite. The rear garden, mainly lawns, consists of a paved courtyard area with a steep initial lawn leading to a rear garden.

Locality - Ashbourne is a historic market town known as “The Gateway to the Peak District” due to its convenient location to the magnificent Peak District National Park. It is within easy access of the A50 (9 miles) which connects to the M1 & M6 motorway links. Famous for its annual Royal Shrovetide Football (dates back to 1667) which is played on Shrove Tuesday and Ash Wednesday. There is a great array of amenities and facilities within a thriving town centre, which offers a plethora of individual, mainly independent shops and cafes. Ashbourne has a popular golf course on the outskirts of the town, and has the highly sought after secondary school of Queen Elizabeth’s Grammar School (QEGs) which serves Ashbourne and the surrounding Derbyshire Dales villages. There is a bus station which helps connect Ashbourne to Derby and Uttoxeter with a number of regular services, and nearby train stations at Uttoxeter and Derby & Matlock.

Owner's perspective - I have enjoyed living here for the past 23 years. It is near to the town centre and has lovely views overlooking Ashbourne. It is also a friendly community and good connection for internet. I will be sorry to leave, but circumstances, need I must.

Agent's notes - Agent's notes - Tenure: Freehold. Council Tax: Derbyshire Dales District Council band B. Services: Mains water, electricity, drainage, gas, and a current internet connection. North Leys is a private road and the property has a full right of way.
