The kitchen/diner features stylish, coloured units and countertops, and comes fully equipped with integrated appliances, including a gas hob, electric oven, dishwasher, fridge/freezer, and washing machine. The living room is charming, featuring a focal fire surround, a bay window, and French doors that lead out onto the garden terrace.

The garage provides access to the cozy rear garden, which is primarily hard landscaped with a paved patio perfect for enjoying the sunshine, and borders filled with herbaceous perennials. There is also gated access leading down to Park Road.
Locality - Nestled within the picturesque landscape, Ashbourne stands as a historic market town renowned as "The Gateway to the Peak District," owing to its strategic proximity to the breathtaking Peak District National Park. Conveniently situated with easy access to the A50 (9 miles), facilitating connections to the M1 and M6 motorway networks. Noteworthy for its longstanding tradition of Royal Shrovetide Football, a ritual dating back to 1667, observed on Shrove Tuesday and Ash Wednesday. The thriving town boasts a diverse range of amenities, featuring a plethora of distinctive, predominantly independent shops, and charming cafes. Adding to its allure, Ashbourne hosts a popular golf course on its outskirts, and the coveted Queen Elizabeth's Grammar School (QEGs) caters to the educational needs of the town and the adjacent Derbyshire Dales villages. Excellent transport links include a well-connected bus station linking Ashbourne to Derby and Uttoxeter, with a variety of regular services. Convenient train stations at Uttoxeter, Derby, and Matlock further enhance connectivity. Ashbourne serves as an ideal base to explore numerous nearby attractions, including the stately Chatsworth House, Tissington Hall, Haddon Hall, Alton Towers, Matlock Bath, and the picturesque Dovedale, promising a truly enchanting experience.
Owner's perspective - "Before returning to the UK, we selected Ashbourne as our preferred location to live. Being an historic market town with its own unique traditions and situated just a short walk from the start of the renowned Tissington Trail, Ashbourne stood out for all the right reasons.
Living abroad made us value having great pubs, fine dining, accessible eateries, coffee shops, delis and an awesome park, right on our doorstep. Additionally, there are two national supermarkets within walking distance of our property and another just a short distance away. Choosing to live in the centre of town has worked well for us. There is a regular weekly market and we definitely feel the Town is thriving due to increased investment from the private sector.
The roll-out of fibre internet in town has made it even more appealing to live here. We love the location of the town as it has great access to larger towns like Derby, Uttoxeter, Leek, Buxton and Belper. It is also relatively simple to access The M1 from several locations, which is great for weekend travelling and business. We continue to enjoy the local area and especially appreciate Tissington Village, the Tissington Trail and of course, the Manifold Valley."
