A quintessential and charming three-bedroom, two bathroom detached stone cottage, nestled within a highly sought-after village in the Peak District National Park.

BENNET SAMWAYS is thrilled to present this quintessential and charming three-bedroom, two bathroom detached stone cottage, nestled within a highly sought-after village in the Peak District National Park. Believed to date back to the 1700s, the property is rich in character and original features, offering approximately 1,450sq.ft. of beautifully presented accommodation. The original cottage is constructed from thick solid stone walls, creating deep windowsills and doorway openings that beautifully showcase its period charm.

Interior – An entrance hall provides access to both the sitting room and dining room. The sitting room flows seamlessly into the impressive two-storey extension, creating two superb reception spaces ideal for both everyday living and entertaining. A central Ekol double-sided log-burning stove provides a striking focal point while adding warmth and ambience during the winter months. Character continues throughout with exposed beamed ceilings, a blend of original quarry tiled flooring and quality oak flooring, together with a useful understairs storage cupboard. The dining room opens into a beautifully re-fitted cottage-style DeVOL kitchen, fitted with an attractive range of cabinets and worktops, complemented by oak flooring. Integrated features include a Belfast sink, an Everhot Aga-style cooker and a Bosch dishwasher.
To the first floor are three generous double bedrooms, including a principal bedroom with an ensuite bathroom featuring a beautifully re-enamelled original roll-top bath. A Jack & Jill shower room serves the remaining bedrooms, completing the accommodation.

Exterior – The secluded front garden is attractively screened by mature shrubs behind a traditional dry stone wall, creating a wonderful sense of privacy. It features lawn gardens, well-stocked flower and shrub borders, together with steps leading to an additional garden area. Directly outside the French doors from the kitchen is a delightful stone-paved patio, perfect for summer breakfasts, al fresco dining and entertaining. The paving has been thoughtfully created using reclaimed stone from the original cottage, adding to its authentic character. There is also potential to reinstate a previously existing driveway, subject to any necessary consents.

Locality - Wetton is a quaint village situated in the heart of the Peak District National Park, approximately 2 miles west of Alstonefield and 9 miles from Ashbourne. Perched high above the scenic Manifold Valley, Wetton is predominantly comprised of charming stone-built properties that exude a timeless rustic charm.
The village boasts a welcoming inn where both locals and visitors can enjoy hearty meals and refreshing beverages. One of Wetton's notable landmarks is its historic church, parts of which date back to the 14th century. This church is particularly unique due to its external staircase leading up to the belfry, a rare architectural feature that adds to the village's distinctive character. Wetton’s elevated position offers stunning views of the surrounding countryside, making it a delightful destination for those looking to explore the natural beauty of the Peak District.

Owner's perspective "We fell in love with this house because it is the picture of a traditional, stone country cottage and garden. Wetton is still a farming village with a local community and a 17th Century pub. We have lived here for over 30 years and as our family grew we extended the house always in keeping with the original features such as the exposed beams, thick walls and wooden windows and windowsills.
Wetton is on the doorstep to Thors Cave and the breathtaking views across the Manifold Valley as well a short walk to the prettiest part of the River Dove between Milldale and the Stepping Stones.
As they grew up, our children have enjoyed paddling in the Dove, walking, cycling and horse riding among few of the many activities that the Peak and its surrounding communities have to offer."

Agent's notes - Tenure: Freehold. Council Tax: Staffordshire Moorlands band F. Services: Mains water, mains electricity, mains drainage and internet connection. Estimated broadband speeds available via Ofcom are 13mb standard & 1,800mb ultrafast. Wetton is located in the Peak District National Park which is a conservation area. There is a very short common wall between the extension and neighbours outbuilding.
